Role Summary:
Own the paid-acquisition performance for Lamudi PH's developer and broker advertising clients, and support paid campaigns across our other regional markets. You run and optimise paid campaigns (Meta + Google) across a portfolio of ~25 active client accounts, hit each client's monthly lead and qualified-lead (QL) targets within budget, drive cost-efficiency (CPL, CPQL, CVR), and report performance clearly. This is a senior, hands-on, analytical, lead-generation role, not brand or e-commerce. The Philippines is the primary focus, but you should be comfortable working across multiple markets.
Key Responsibilities:
- Plan, build, and optimise paid campaigns across Meta Ads and Google Ads (Search, Display, retargeting) for a portfolio of developer/classifieds clients.
- Hit each client's monthly lead and QL targets within an allocated ad budget; manage pacing and budget utilisation across ~25 accounts.
- Drive cost-efficiency: lower CPL and CPQL, improve lead-to-QL conversion (CVR), and protect lead quality (negative keywords, audience refinement, SMS/lead verification, filtering invalid/low-intent traffic).
- Run retargeting / remarketing (audiences, exclusions, dynamic catalogue ads) as a growing share of qualified leads.
- Diagnose under-performing campaigns quickly: identify whether the issue is creative fatigue, audience, budget/learning, or lead quality, and action a fix.
- Brief and coordinate creative refreshes with the design team; track ageing creative and project rotation.
- Produce a clear monthly performance report per client and portfolio (spend, leads, QL by source, CVR, CPL, CPQL, achievement vs target, MoM benchmarks).
- Liaise with developer clients / account teams on targets, results, and recommendations.
- Maintain accurate tracking and source attribution; flag tracking gaps.
- Support and, where needed, lead paid campaigns for other regional markets, adapting to each market's targets and context.
Minimum Qualifications
Is this you:
- 5+ years hands-on paid digital / performance marketing (senior level), with a clear lead-generation focus (real estate, classifieds, property, finance, or comparable high-consideration lead-gen).
- Demonstrable, hands-on expertise in both Meta Ads Manager and Google Ads (not just one; not agency-overseer level — actually building and optimising campaigns).
- Strong analytical ability: comfortable owning CPL / CPQL / CVR / ROAS, spotting what's driving a number, and acting on it. Confident in GA4 and Excel / Google Sheets.
- Experience managing multiple accounts/budgets simultaneously and hitting targets, ideally across more than one market.
Nice to have (but no required)
- Real estate / property classifieds experience specifically.
- Retargeting / DPA / dynamic remarketing (Meta catalogue, Google dynamic).
- Familiarity with a CRM / lead system (PopDeal or similar) and lead-source attribution.
- Conversion tracking setup (GTM, pixels, conversion events).
- Experience briefing creative and improving ad quality.
